The residence demonstrates the firm's capacity to execute authentic Mediterranean and Renaissance architectural traditions — barrel-tile roofline, hand-applied stucco facade, custom mahogany millwork, classical stone detailing, arched fenestration, and integrated pool-and-loggia composition — at the construction standard required by Palm Beach County's most established luxury market.

Solution: Coordinated the architectural detail package with the structural engineer of record at the design stage, ensuring that impact-rated openings were sized and proportioned to preserve the home's classical fenestration rhythm without compromising the wind-load and water-intrusion requirements of South Florida coastal construction.

Challenge: Integration of Pool, Loggia, and Rear Elevation as a Single Composition

Rhodes Villa's rear elevation, loggia, and pool composition needed to read as a single architectural statement rather than three separately executed trades.

Solution: The pool was engineered as a structural element of the residence during the same design phase as the loggia and rear elevation, with deck coping, finished-floor elevations, and waterproofing membranes coordinated across the home's structural envelope and the pool's hydraulic system as one integrated assembly.

Challenge: Material Sourcing for Authentic Renaissance Detail

Custom mahogany doors, cast-stone surrounds, barrel-tile roof, and traditional stucco materials carry lead times measured in months and require coordination across multiple specialty suppliers.

Solution: Material lead times were integrated into the construction schedule at the pre-construction phase, with custom millwork and stone fabrication initiated early enough to align with the construction critical path rather than holding finish phases against late material arrivals.
