Project Description
The Boca Raton Italianate Custom Residence is a seven-thousand-two-hundred-square-foot Mediterranean-style custom home built by Steven Sellers Contracting at Le Rivage, a guard-gated luxury community in Boca Raton. The project demonstrates the firm's capacity to deliver authentic traditional architecture — drawing on classical Italianate proportions, materials, and detailing — at the construction standard required by Boca Raton's most established luxury market. Key features included:Custom Fixtures: Designing bespoke display units and shelving to showcase merchandise effectively and enhance the store's visual appeal.
Authentic Italianate Architecture: Classical Mediterranean proportions, barrel-tile roofline, hand-applied stucco facade in warm Tuscan ochre, and traditional terra cotta and cast-stone detailing throughout the entry sequence and exterior elevations.
Stone-Clad Entry Sequence: Custom-fabricated cast-stone entry portal with classical pilasters, decorative corbels, and integrated balcony — sourced and detailed to traditional Mediterranean specification rather than off-the-shelf catalog substitutes.
Integrated Landscape Program: Mature bougainvillea, palm, agave, and Mediterranean specimen plantings integrated into the architectural composition — not landscaped after the fact, but designed in coordination with the home's footprint and entry approach.
Custom Mahogany Millwork: Hand-crafted mahogany front entry doors, interior millwork program, and exterior detailing throughout, specified for both visual continuity and long-term performance in the South Florida coastal climate.
Coastal-Climate Engineering: Despite traditional architectural styling, the home is engineered to current South Florida coastal building standards including hurricane-grade structural detailing and impact-rated openings — an integration that requires deep contractor experience to execute without compromising the architectural character.
Single-Principal Construction Management: The project was directed personally by Steven Sellers from site preparation through final certificate of occupancy, with all subcontractor relationships running directly through Steven Sellers Contracting and coordinated as a single architectural vision.
Challenge 1: Authentic Italianate Architecture in a Florida Coastal Climate
The challenge of delivering traditional Italianate architecture in a South Florida coastal community is that authentic Mediterranean detailing was developed centuries ago for inland Italian climates — not for hurricane corridors, salt air, and Florida building code. Off-the-shelf "Mediterranean style" homes in Florida frequently compromise on materials and proportions, ending up as Mediterranean-themed rather than Mediterranean in fact.
Solution: Steven Sellers Contracting sourced authentic materials — natural cast stone, custom mahogany millwork, hand-applied traditional stucco, traditional barrel tile — and worked with architectural specifications that respected classical Mediterranean proportions and detailing. Every assembly was simultaneously engineered to current South Florida coastal building standards, including hurricane-grade structural detailing and impact-rated openings. The result is a home that reads as authentic Italianate from any angle while performing to current Florida coastal construction code.
Challenge 2: Building at the Standard of Le Rivage
Le Rivage is one of Boca Raton's most established luxury gated communities, with homeowners and architectural review committees that hold construction to an exceptionally high standard. Building in this community means every architectural decision, every material selection, and every finish detail is scrutinized — both by neighbors and by the community's design review process.
Solution: Steven Sellers Contracting approached every phase of the project — site preparation, foundation, framing, envelope, finish, and landscape — to the construction standard that holds up to scrutiny from architecturally sophisticated neighbors and professional reviewers. The single-principal model meant that every decision was made by Steven personally rather than diffused across multiple project managers, ensuring consistency of standard from foundation to final inspection.
Challenge 3: Integrated Landscape and Architecture
Italianate Mediterranean architecture relies heavily on the integration of building and landscape — terraces, courtyards, mature plantings, and outdoor sequences that compose with the architecture rather than decorate around it. Executing this integration requires coordination between landscape architecture, hardscape, and the home's footprint from the earliest design phase.
Solution: Steven Sellers Contracting coordinated with landscape architects, hardscape contractors, and irrigation specialists from the pre-construction phase forward, ensuring that mature specimen plantings, terraced beds, courtyard hardscape, and architectural entry sequences were planned and installed as a single composed environment. The bougainvillea-draped facades, mature palm and agave plantings, and cast-stone entry approach were not added at the end — they were integrated from the start.
