The residence demonstrates the firm's capacity to execute authentic British West Indies and Bermuda coastal architectural traditions — white horizontal lap siding, signature blue plantation shutters, double-balcony front elevation with diamond-pattern metalwork, paired arched mahogany carriage doors, antique-brick herringbone motor court, and waterfront pool composition — at the construction standard required for Delray Beach's most established deepwater waterfront market.

  • Authentic Bermuda Coastal Architecture: Classical British West Indies proportions, white horizontal lap siding, signature deep-blue louvered plantation shutters, hipped standing-seam metal roof, deep covered upper-and-lower balconies, white diamond-pattern metal balustrade railings, custom mahogany pergola entry brackets, and paired arched dark-wood carriage garage doors set within hand-finished stucco surrounds.

Solution: Foundation, envelope, and material specifications were engineered to the actual site exposure rather than to baseline code minimums — including elevated finished-floor design, marine-grade exterior fastener and hardware specifications across the full envelope, and a construction logistics plan that staged deliveries and trade sequencing around the constrained barrier-island lot and adjacent waterfront access.

Challenge: Engineering an Indoor-Outdoor Lifestyle Program as the Primary Architecture

Harbor Drive Estate was designed around the outdoor program — covered loggia, full outdoor kitchen, bar, and seating composition opening directly to the pool and waterfront — rather than treating outdoor space as an addition to the interior plan. That inverts the normal construction sequence and requires the exterior assemblies to perform as primary architecture, not as supplementary scope.

Solution: The covered loggia, outdoor kitchen, and pool were designed and engineered concurrently with the main residence, sharing the same structural calculations, mechanical and plumbing rough-ins, roof and ceiling assemblies, and waterproofing strategy. Outdoor cabinetry, appliance specifications, and finish materials were selected for direct salt-air exposure rather than spec'd as indoor-grade products installed outside.

Challenge: Preserving Bermuda Architectural Authenticity Under Current Code

Bermuda and British West Indies architecture is defined by elements that pre-date modern coastal building code — operable louvered plantation shutters, horizontal lap siding, deep covered balconies, and tall narrow window openings. Reproducing that vocabulary today requires solving each detail twice: once for architectural authenticity, and again for impact-rating, wind-load, and water-intrusion compliance.

Solution: Each signature Bermuda element was engineered as a code-compliant assembly while holding its traditional proportions — impact-rated window units sized to the home's narrow vertical fenestration rhythm, shutter assemblies engineered to function as operable architectural elements rather than decorative cladding, and balcony railings fabricated in marine-grade metalwork to the diamond-pattern profile native to the Bermuda tradition.
