Challenge: South Florida Coastal Climate Performance

The site's proximity to the Intracoastal Waterway and Atlantic Ocean meant every exterior assembly — glazing, cladding, roofing, mechanical systems — would face salt air, hurricane-force wind events, and intense UV exposure for the full lifespan of the home.

Solution: Steven Sellers Contracting specified the entire building envelope to current South Florida coastal building standards, including hurricane-grade structural detailing, impact-rated glazing across all primary openings, corrosion-resistant fasteners and connectors throughout, and exterior assemblies engineered for long-term performance in the marine climate. Material selections were vetted against three decades of contractor experience tracking what fails first in Palm Beach County's coastal environment.

Challenge: Integrating Pool, Spa, and Outdoor Living as Architecture

The rear elevation, infinity-edge pool, raised spa, deck system, and rooftop terrace needed to read as a single integrated architectural composition — not as separate trades stitched together at the end of construction.

Solution: Pool, spa, hardscape, and outdoor living elements were designed and coordinated from the earliest schematic phase alongside the main structure, not added as post-construction trades. Building a spec home for resale to South Florida's luxury market required holding the entire project to the construction standard of a private custom commission — without diluting craftsmanship to protect speculative margin.
